Definition
- Private Use - buying a family home to live in, where the emphasis is on comfort, convenience and quality of life, whilst safeguarding resale value.
- Development - a short-term project for a relatively quick return, perhaps to take advantage of opportunities in the UK property market.
- Investment or Buy To Let - a long-term investment offering reliable property value growth or a steady income.
Search
- Consultation - First we'll arrange a meeting to discuss your requirements, budget and expectations. You may have preferences for location, property type, accomodation size and proximity to schools or business. We'll discuss numerous factors in order to find your perfect match.
- Find Properties - We carry out an extensive search for properties that match your specification through established estate agents, professional networks and personal contacts. Consido is completely independent so you can be sure we'll do a thorough and unbiassed search. Many on the properties we've secured for clients were never listed in estate agents.
- Evaluate Properties - Consido knows that in a city this large, "Location is everything." We shortlist the best properties in each location and preview every potential property to assess its suitability. This saves you a great deal of time.
- Viewings - We arrange viewings for you and accompany you to gauge your feedback, so we can learn what you do and don't like if it isn't quite right.
Purchase
- Negotiation - When you have found the flat or house you want to purchase we negotiate the price and terms of contract for you. Acting on your behalf we are more likely to be successful because we've done it many times before, so we know the potential pitfalls to avoid and the psychology of negotiating property deals.
- Exchange - We can recommend solicitors and surveyors in order to proceed swiftly when an offer has been accepted. Until Exchange of Contract has been completed there is no binding agreement, therefore it is essential to handle this process as quickly and professionally as possible. This is when Consido is in constant contact with solicitors in order to expedite the process.
- Completion - Upon exchange of contract the completion date is arranged by mutual agreement. Completion means that ownership of the property is formally transferred to you.
We manage the whole process from search‚ viewing, negotiating, exchange and completion.
We don't receive commission or remuneration from any agents, suppliers or solicitors.
Discretion is a point of honour for Consido. We regularly deal with high-profile individuals who value our professional integrity as much as they rely on our knowledge of the exclusive property market.
Taking a long-term view on the investment, the best deal is the best property you can afford in the best location. Location is everything.
